NPF CRA Incentive Programs

The NPF CRA offers a variety of incentive programs designed to bolster redevelopment in the Northwest-Progresso-Flagler Heights Area.

The objective of the incentives is to attract private investment, encourage economic growth, job creation and enhance the quality of life for citizens within the NPF CRA area. Incentives are available to assist property owners and businesses with new construction projects or to make improvements on existing non-residential and mixed-use projects. Incentives for home improvements are also available. Please note that all benefits are contingent upon funding availability and CRA/City of Fort Lauderdale Board approval.


Program Types

NON-RESIDENTIAL FACADE IMPROVEMENT PROGRAM (NRFIP)
The Non-Residential Façade Improvements Program is an incentive to assist commercial property owners with renovating existing structures in the NPF CRA area. A forgivable loan up to $125,000 is available for capital improvements to the exterior of commercial properties. Exterior improvements include, but are not limited to entry doors, windows, lighting, shade canopy, sidewalks, signage, and parking facilities.

PROPERTY AND BUSINESS IMPROVEMENT PROGRAM (PBIP)
The Property and Business Improvement Program is an incentive used to attract and grow businesses in the NPF CRA area. A forgivable loan up to $225,000 is available to assist with capital improvements to the interior and exterior of properties.

STREETSCAPE ENHANCEMENT PROGRAM (SEP)
The Streetscape Enhancement Program is an incentive available to enhance the public right-of-way (streetscape) of mixed-use or commercial properties located within the CRA area.  A forgivable loan up to $500,000 is available for improvements that include, but are not limited to: landscaped medians and plantings, street trees, benches, utility infrastructure and streetlights; as well as fences, yards, porches, and awnings.

DEVELOPMENT INCENTIVE PROGRAM (DIP)
The Development Incentive Program is a custom designed incentive to meet the appropriate needs of a specific development project located within the CRA area. A forgivable loan or low interest loan is provided to assist the eligible project. The amount of funding is determined by CRA staff. The development must represent an investment/total project cost of five million dollars ($5,000,000) or more and create a significant economic engine or destination project in the CRA area.

PROPERTY SAFETY ENHANCEMENT PROGRAM (PSEP)
The Property Safety Enhancement Program is an incentive to assist commercial property owners, business tenants, and qualifying community-serving nonprofit organizations located within eligible commercial corridors in the NPF CRA area. Reimbursement assistance up to $10,000 is available for approved safety and security improvements. Eligible improvements include, but are not limited to exterior lighting, security cameras, access control systems, fencing, gates, locks, doors, and other approved safety-related enhancements.
GUIDELINES AND APPLICATION

RESIDENTIAL ENHANCEMENT PROGRAM (REP)
The Residential Enhancement Program is an incentive designed to provide financial assistance to eligible property owners for exterior improvements to single-family homes within the NPF CRA area. Reimbursement assistance up to $10,000 is available for approved improvements that address visible exterior deterioration, improve property appearance, and support neighborhood revitalization. Eligible improvements include, but are not limited to exterior painting, landscaping, fence repair or installation, exterior lighting, and driveway repair or installation.

We are currently not accepting applications for the NPF CRA Residential Enhancement Program, NPF CRA Purchase Assistance Program and the NPF CRA Property Tax Reimbursement Program.
